For renters disputing a bond claim in NSW or Victoria

Turn your rental photos and paperwork into one dated evidence bundle.

When a landlord or agent claims part of your bond, the tribunal wants clear evidence. We organise what you already have so you can present it clearly.

Upload your ingoing and outgoing condition reports, photos, receipts and messages. You get an indexed, date-ordered PDF bundle with a one-page summary of each disputed item, ready for you to check and lodge.

Pre-order

Pre-orders open now. No payment is taken today. First deliveries from November 2026. Full refund if we can't deliver by the agreed date.

How it works

  1. 01

    Upload what you have

Condition reports, photos, cleaning or repair receipts, emails and texts with your agent or landlord. Phone photos are fine.

  2. 02

    We sort and date it

Each document is labelled, dated and grouped by the item in dispute, such as carpet, walls or oven. Photo dates are taken from the file where available.

  3. 03

    You check and lodge

You get a numbered PDF bundle and an item-by-item summary as a draft. You review it, correct anything, and lodge it yourself with NCAT or through the Victorian process.

Bond disputes are often decided on the paperwork. Most renters have the right material but it sits in a camera roll and an inbox. We keep the job narrow: sort, date and summarise what you already have, so you stay in control of what you say and submit. AI helps with sorting and drafting, and every output is a draft for you to check.

FAQ

Is this legal advice?

No. We organise the documents you give us and draft summaries from them. We do not tell you whether your claim is strong, and we cannot predict what the tribunal will decide. For advice, contact a tenancy advice service or a lawyer.

Which states does it cover?

NSW and Victoria at launch. In NSW the bond is held by NSW Fair Trading and disputes go to NCAT. In Victoria the bond is held by the RTBA, and disputes go through Rental Dispute Resolution Victoria and, if needed, VCAT.

How quickly do I need to act?

In NSW, if you disagree with a landlord's bond claim, NSW Fair Trading says to apply to NCAT within 14 days of receiving the claim notice. Check the current timeframes for your situation with NSW Fair Trading or Consumer Affairs Victoria. Don't wait for our bundle before acting on a deadline.

Do you lodge anything for me?

No. You lodge your own application and evidence. We have no connection with any tribunal, bond authority or government body.

What happens to my documents?

We use them only to prepare your order. They are deleted 30 days after delivery and are never used to train AI models.

Lynx Bay Pty Ltd is not a law firm and does not give legal advice. We do not verify your documents or guarantee any outcome. We are not connected with NCAT, VCAT, NSW Fair Trading, the RTBA, Rental Dispute Resolution Victoria or any government body.
